Preliminary Title Opinion

Written legal opinion based on TLS lawyer review of the abstract of title for a property to ensure seller holds clean and marketable title prior to sale closing.

Final Title Opinion

Written legal opinion based on TLS lawyer review of the abstract of title for a property to ensure buyers holds clean and marketable title after sale closing.

Deed (Warranty, Quit Claim, etc)

Legal instrument for transferring title of real estate to a new and/or additional owner; often accompanied by Groundwater Hazard Statement and Declaration of Value.
